Electrical Inspection & Testing

Electrical Installation Condition Reports (EICRs) are legally required for landlords and property owners to ensure compliance with safety standards. All electrical equipment deteriorates with age, as well as wear and tear from use. Every electrical installation needs to be inspected and tested at appropriate intervals during its lifetime to establish that its condition is such that, subject to the completion of any necessary remedial works, the installation is safe to remain in service at least until the next inspection is due.

  • Full electrical inspections for residential and commercial properties
  • Periodic safety checks and maintenance assessments
  • Certification to meet regulatory and insurance requirements
  • Compliance with BS 7671 standards

Portable Appliance Testing (PAT)

PAT testing helps identify and rectify potential electrical safety defects before they can cause fire, accidents or injuries. Whilst PAT testing is not a legal requirement, it is a practical way to demonstrate compliance with safety regulations and maintain a safe working environment. Regular PAT testing can significantly reduce the risk of electrical faults which can lead to shocks, fires or equipment failure. All our engineers who carry out PAT testing have completed the relevant training requirements and have vast experience in carrying out inspections.

  • Testing and certification of electrical appliances and equipment
  • Ensuring safety and compliance in workplaces and homes
  • Fault identification and reporting for faulty devices
  • Regular maintenance programs for commercial properties

Domestic Ventilation

The UK Building Regulations now place strict requirements on how air is extracted and supplied in residential settings. Poor ventilation can lead to health issues, excess humidity, mould growth and heat loss. A system must be correctly specified, installed, commissioned and documented to meet the legal standards for ventilation. We carry out initial surveys of a property to determine the current ventilation levels, along with any defects to the current system. All installations are carried out to high standards with all engineers holding the qualification of ‘Installation and Commissioning of Domestic Ventilation Systems’.

  • Installation and maintenance of domestic ventilation systems
  • Kitchen, bathroom, and whole-home ventilation solutions
  • Improving air quality and reducing damp or condensation issues
  • Compliance with building regulations

Under the Electricity at Work Regulations and BS 7671 standards, most commercial properties require a formal Electrical Installation Condition Report (EICR) at least every five years. However, high-risk environments like industrial units or laundrettes often require them more frequently due to the heavy strain on the circuits. Regular testing is the only way to identify hidden faults before they lead to a fire or power failure, keeping your staff protected and your insurance valid.

Yes, landlords in the UK have a strict legal duty to ensure all electrical installations and provided appliances are safe for tenants. An EICR is mandatory every five years for rental properties. While PAT testing itself isn’t a standalone law for every setting, it is the most practical and widely accepted way to prove you have met your legal safety obligations. Keeping these records up to date protects you from heavy fines and ensures your property stays fully compliant.

If you are noticing condensation or mould growth, it is usually because your current ventilation is not powerful enough or has not been commissioned correctly. UK Building Regulations now require specific extraction rates to ensure healthy air quality and protect the structure of your property. We carry out detailed surveys to find where your system is failing and provide the right upgrades, such as Envirovent or Zehnder systems, to keep your air clean and dry.

Faulty wiring, overloaded sockets, and poorly maintained appliances are the leading causes of accidental electrical fires across the country. Many issues start within consumer units or behind walls where they cannot be seen, which is why periodic inspections are so vital. By catching loose connections or outdated circuit protection early, we can help you prevent a small defect from turning into a dangerous and costly fire.

Not necessarily. A failure (often marked as a Code C1 or C2 on your report) means there are immediate or potential dangers that need fixing. In many cases, we can bring the property up to BS 7671 standards through targeted remedial defect work, such as replacing a consumer unit or repairing specific circuits. We provide a clear plan of action to rectify any non-compliant work, giving you peace of mind without always needing a complete system overhaul.
